Land Prices and Land Investments in 2011

Today I received a nice Christmas newsletter from Vantage Land, a land agent I contacted many moons ago when I first started to research land for sale in the UK.
The newsletter had some great stats on land prices during 2010 and some predictions for 2011, these I am about to share with you… Anyway, the long and short of it is it would seem that land investment is booming during tough economic times, prices being influenced by a continuing shortage of UK land for sale and a sustained interest from individuals looking for that tangible asset!
So what can we expect in 2011 when it comes to land investments and land for sale in the UK? Also, how was 2010 for land prices, did our land increase in value?
2. The value of farmland is predicted to increase up to a further 12% in 2011
As you can see from the time / money I have already invested into plotoflandforsale.org I am personally fascinated by land and land investments. For me land represents the foundation of an investment portfolio, over time the price of land will increase, so once you buy that plot you must hold onto it! The longer you can afford to keep it, the bigger the return on investment!
The above predictions listed in my newsletter came from Savills who also mentioned an expectation that demand for this low risk asset class is gathering momentum! Land investment is seeing a diverse mix of purchasers often in competition with farmers who are trying to expand.

Good post Mike and nice blog! I too have noticed Farmland values are doing well. I cant work out if it’s the demand for agricultural expansion pushing prices up or housing development needs?
Hi Daniel, thanks for your thoughts and feedback on 2011 land prices… I hear what you are saying Re the lack of land verses a demand for new houses. I believe the government will one day look to migrate some of the many towns and villages built on flood plains! Taking the above into consideration I feel Brownfield sites that do not flood are one of the best long term land investments, that’s unless you research Bulgaria and other developing countries… The other point you mentioned was spot on and that’s the need for agricultural expansion, an ever increasing human population will need more food! Hi Michael, Thanks for your reply. Good point about the flood plains! Yes there are plenty of Brownfeild sites out there if you look hard enough, good tip. I did read that land is being sold in developing countries purely for food production for our home country.
