About us
It all started in 2007 (not long after University) when I decided to escape the rat race and become my own boss!
Now in 2010 we have a small number of staff who work for MJWARD UK LTD and its related companies. We all work very hard and are constantly looking to expand and develop our businesses.
The reason I setup mjward.co.uk was not only to talk about business, investment, web design or online marketing, you could in fact say it was a personal SEO project of mine! I am aiming to use this site to promote new and old business ideas, market personal websites we create and more! Please click here to read more about me and how it all started.
Company History
2008 was the year I decided to research the stock market, set up a limited company in Bulgaria, become my own boss rather than a 50/50 shareholder/director, set up some more businesses and truly find myself as a young business man and entrepreneur.
Being in business with a good friend is brilliant but being your own boss is much better! Our main trading name since 2007 was Tidy Design which MJWARD UK LTD later purchased. Read more
In 2008 mjward limited launched in Bulgaria!!
According to the Bulgarian Constitution, foreign individuals can buy buildings in Bulgaria but not land. Therefore the most common method for foreigners buying property in Bulgaria is by registering a Limited Liability Company which then owns the land and the buildings. Despite joining the EU in 2007, the law is not supposed to change until 2014.
In the meantime a company is still required for land ownership, so if your purchase includes land a Limited Liability Company will need to be formed. This historic restriction is one of the reasons why property in Bulgaria is so competitively priced compared to Western and Central Europe. For the time being, for any Bulgarian property purchase it is necessary to register a limited company in Bulgaria that can own land. Doing this, you will register yourself as a company director. Forming a limited company, through a solicitor is straightforward, taking about a month and costing about £800.00
Once you've found your property and agreed a price, you pay the seller a reservation fee, usually at least £1,000, to have the property taken off the market while the searches and, in the case of older properties and land, the surveys are carried out. As well as carrying out the title and planning searches, among others, your lawyer will review the preliminary contract and its conditions. Pervazova says this will usually be signed one month after the payment of the reservation fee.
The seller of land or a property should provided the title deeds or encumbrance certificate from the land registry. Immediately before completion the buyer should inspect the property, to check that the building and its contents are as promised in the contract.
All parties then go to the office of the notary public and sign the title deeds. The deeds are then registered with the land registry, and the buyer takes possession of the property. Post completion formalities include registration for personal tax numbers (known as bulstat), registration for council tax and the opening of utility contracts. Find out more
