Why have I set up mjward.co.uk?

Mike on holiday in PortugalThe purpose of mjward.co.uk is not only to talk about business, investment, web design or online marketing, you could in fact say it is a personal SEO (Search Engine Optimisation) project of mine! I am aiming to get this site (Est. June 08) on the first page of Google for some very difficult keywords including: Business, Money, Investing, Investment, Stocks, Stock Market, Marketing and many more!!

Once mjward.co.uk is established I will then be looking at using this site to help promote start up companies, maybe even a monthly news letter and podcast for people who are looking to invest! Mike on holiday in PortugalFirstly, I am sorry about the bad photo, I don't have many of me so this will have to do for now! You could say I was very lucky working from an early age, sweeping a carpark at 5:30am 6 days a week before school! The truth is I have always had a job, even whilst studing at uni I worked to pay for bills, rent, beer money etc!

Anyway, 18 months after the incorporation of Tidy Design Ltd I resigned to go it alone as a freelancer trading under the name Tidy Design Portsmouth. (New website launched April 2008) This move was put in place to free up my time to focus on other ideas, businesses and ventures I wished to pursue such as mjward.co.uk, global warming today and more...

I studied a BA Hon's Communication Design degree at the University of Portsmouth graduating in 2005. (Here is where I met Simon Kincaid and discussed going into business together) My role in Tidy Design Ltd was to oversee the graphical design, print and Search Engine Optimisation work, I also spearheaded Tidy Design’s marketing assault in both the online and offline world getting the site ranking high with all major search engines! A busy 18 months that taught me allot about business, web design and how to get things done with a boss directing or pushing you!

Business and Investment shirtI believe that with enough hard work, belief and dedication, anything is possible! 2007 was probably the best year of my life so far! However it was in 2008 that I came to the conclusion that to make my time on this earth the best it can possibly be I would need to make each year better than the last! (Sounds impossible hey!)

2008 was the year I decided to research the stock market, put money aside to set up a limited company in Bulgaria, become my own boss rather than a 50/50 shareholder/director, and truly find myself as a young business man! Being in business with a good friend is brilliant but being your own boss is much better!

mjward has launched in Bulgaria!!

mjward will soon be launched in BulgariaAccording to the Bulgarian Constitution, foreign individuals can buy buildings in Bulgaria but not land. Therefore the most common method for foreigners buying property in Bulgaria is by registering a Limited Liability Company which then owns the land and the buildings. Despite joining the EU in 2007, the law is not supposed to change until 2014.

In the meantime a company is still required for land ownership, so if your purchase includes land a Limited Liability Company will need to be formed. This historic restriction is one of the reasons why property in Bulgaria is so competitively priced compared to Western and Central Europe. For the time being, for any Bulgarian property purchase it is necessary to register a limited company in Bulgaria that can own land. Doing this, you will register yourself as a company director. Forming a limited company, through a solicitor is straightforward, taking about a month and costing about  £800.00

Once you've found your property and agreed a price, you pay the seller a reservation fee, usually at least £1,000, to have the property taken off the market while the searches and, in the case of older properties and land, the surveys are carried out. As well as carrying out the title and planning searches, among others, your lawyer will review the preliminary contract and its conditions. Pervazova says this will usually be signed one month after the payment of the reservation fee.

The seller of land or a property should provided the title deeds or encumbrance certificate from the land registry. Immediately before completion the buyer should inspect the property, to check that the building and its contents are as promised in the contract.

All parties then go to the office of the notary public and sign the title deeds. The deeds are then registered with the land registry, and the buyer takes possession of the property. Post completion formalities include registration for personal tax numbers (known as bulstat), registration for council tax and the opening of utility contracts.
